Termite Control in Mumbai

Quick answer

SKUAS treats subterranean termites in existing Mumbai flats, bungalows and offices by drilling at the floor-wall junction and plinth, injecting Envu Premise SC and sealing the holes, following IS 6313 (Part 3). Drywood termites living inside furniture need separate treatment of the woodwork. Buildings under construction should get reticulation. We give the rate after a free inspection.

Many Mumbai homes are in buildings that have stood through decades of monsoons. In older societies in the suburbs and the island city, termites usually show up in wooden door frames, built-in cupboards, wooden flooring and the false ceilings that many flats have added over the years. In the bungalows and row houses of Juhu, Bandra, Chembur and the Madh and Gorai side, garden soil and old roof timber add to the exposure.

Mumbai is also a city where two kinds of termites can turn up. Subterranean termites come up from the soil through mud tubes and are treated by drilling and injecting along floors, walls and the plinth. Drywood termites, found mainly in coastal areas, live inside the wood itself and leave small dry pellets instead of mud. Telling the two apart at inspection decides how much drilling your home needs and how the furniture is treated.

Signs of termites to check in Mumbai

Mud tubes

Thin tunnels of soil running up the plinth, walls, pillars or behind skirting. Subterranean termites build them to travel from the soil.

Hollow wood

Door frames, skirting or wardrobe bases that sound hollow when tapped, or crumble at the bottom edge.

Discarded wings

Small wings near windows, lights or door sills after warm days followed by rain. A swarm means an established colony is close by.

Pellets, not mud

Tiny, dry pellets under furniture or frames point to drywood termites, which are found mainly in coastal cities.

Blistered paint or tunnels

Bubbling paint on walls or fine tunnels in wood panelling and wiring battens.

Why termites are a problem in Mumbai

Drywood termites on the coast

Drywood termites of the genus Cryptotermes are found mainly in coastal areas. Unlike subterranean termites, they live inside the wood and do not depend on contact with soil, so they can infest an upper-floor wardrobe or door frame far above the ground. Their sign is small heaps of dry pellets of excreta below the wood, rather than mud tubes on the walls.

Humid air and a long monsoon

Mumbai stays humid for much of the year, and the monsoon brings months of heavy rain. Damp walls, seepage around windows and leaking plumbing in older buildings keep nearby wood moist, and moist wood is easier for termites to attack. Seepage patches next to a wooden frame or cupboard are among the first places we check in a Mumbai flat.

Subterranean termites in older buildings

According to IS 6313, subterranean termites cause most building damage in India. Coptotermes heimi, which occurs all over the country, attacks woodwork and furniture in houses. In Mumbai, termites of this kind enter ground-floor flats, shops and bungalows from the soil, and can climb through cracks, shafts and wall voids to the floors above, especially in older structures that have seen many repairs.

Swarming after warm days and rain

Winged termites leave mature colonies to swarm after a few warm days followed by rain, which IS 6313 places in the monsoon or post-monsoon period. In Mumbai flats, swarmers gather at tube lights and window grills in the evening. Wings found inside, under a door or along a window sill, indicate a colony close by, either in the wood or in the soil below.

How we treat termites in an existing building

For a building that is already finished, the chemical has to reach the soil under the floor and along the foundation. We follow the method set out in IS 6313 (Part 3), the BIS code for treating existing buildings. This is commonly called drill-fill-seal.

  1. Inspection and mapping. We trace how far termites have spread and how they enter, checking floors, skirting, door frames, panelling, wiring battens and switchboards, and remove the mud tubes.
  2. Floor-wall junction. 12 mm holes are drilled at about 300 mm intervals along the junction of floor and walls, and along floor joints, deep enough to reach the soil. Each hole takes termiticide emulsion until it stops absorbing, up to 1 litre, and is then sealed.
  3. Masonry at plinth level. Walls are drilled at a downward angle of about 45 degrees, around 300 mm apart, so the masonry and the soil under it are soaked, then the holes are sealed.
  4. Woodwork in contact with walls and floors. Door and window frames are treated through 6 mm holes drilled at about 45 degrees, with up to half a litre per hole. Badly damaged timber is replaced.
  5. Soil outside the building. Where the soil along the foundation is open, it is treated along the outside walls. Where there is a concrete apron, it is drilled about 300 mm apart and treated through the holes.
  6. Sealing and handover. Holes are sealed and the area cleaned. You get a treatment record and the SKUAS written service warranty for your property.

We use Envu Premise SC (imidacloprid 30.5% SC), one of the termiticides listed by CIB&RC for building termite control, mixed at the dilution on its label. It is odourless and non-repellent, so termites carry it back to the colony.

Why we use Premise SC

Buildings we treat in Mumbai

Older society flats

Door frames, built-in cupboards, kitchen units and wooden flooring, checked for both mud tubes and drywood pellets before the treatment is planned.

Bungalows and row houses

Ground floor, plinth and garden-facing walls drilled for subterranean termites, with roof timber and staircases inspected for damage.

Navi Mumbai and Thane apartments

Kitchen, wardrobe and bedroom walls in newer flats, with lower-floor units and common areas checked when several homes are affected.

Offices and showrooms

Wooden partitions, display units, record rooms and stores, worked on after office hours or on holidays where the premises allow.

In Mumbai, our central team travels from New Delhi for scheduled treatments; we plan visits in advance. Please share photos of any mud tubes, pellets or damaged wood when you contact us, along with your society's rules on work timings, so the inspection and treatment can be fitted into one planned visit where possible.

Frequently asked questions

It depends on your home. We look at the floor area or plinth, the number of rooms and walls to drill, how far the infestation has spread, whether drywood termites are in the furniture, and how much woodwork needs treatment. We do not publish a fixed price; after a free inspection you get a written rate.
On the ground floor, we drill small holes along the floor-wall junction and plinth, inject Envu Premise SC so it reaches the soil, and seal them, as IS 6313 (Part 3) describes. On upper floors, the work concentrates on the woodwork and on the cracks or shafts the termites are using. The full set of steps is listed on this page.
Treated soil and wood do not stay protected indefinitely, and the barrier weakens over time. SKUAS gives a written service warranty, and its period depends on the treatment and the property. If pellets, mud tubes or wings appear again, book an inspection. Fixing seepage near wooden frames and cupboards is also worth doing, since damp wood attracts termites.
You do not need to move out. Only the room being drilled is kept clear for a short time, the holes are small and sealed after injection, and we clean up the dust. Envu Premise SC is odourless. We work within your society's permitted hours for drilling, so please tell us those timings when booking.
Small, dry, grain-like pellets collecting below wooden furniture or a frame are a typical sign of drywood termites, which are found mainly in coastal areas like Mumbai. They live inside the wood, not in the soil. Do not sweep them away before the inspection, because where the pellets fall helps us find which piece of wood is infested.
