Termite Control in Chandigarh, Mohali & Panchkula

Quick answer

From our Mohali office, SKUAS treats termites in existing homes across Chandigarh, Mohali, Panchkula and Zirakpur by drilling the floor-wall junction and plinth, injecting Envu Premise SC and sealing the holes, as set out in IS 6313 (Part 3). New buildings at plinth stage should get reticulation. We quote a rate after a free inspection.

Termite trouble in Chandigarh often starts in the sector houses. Kothis in the older sectors have wooden doors, almirahs, staircase railings and, in many cases, their original wooden window frames, while the large front and back lawns put soil, roots and garden moisture right against the plinth. In these homes, termites can go unnoticed until a frame gives way or the back of a cupboard crumbles.

Across the Tricity, the picture changes. Mohali's phases and newer sectors, Zirakpur's high-rise societies, Panchkula's sector houses and the growing townships of New Chandigarh and Kharar each have their own mix of flats, floors and independent homes. SKUAS has an office in Mohali at D180/C, 4th Floor, Industrial Area Phase 8B, Mohali 160055, so inspections and treatments across the Tricity are handled by a team that is close at hand.

Signs of termites to check in Chandigarh

Mud tubes

Thin tunnels of soil running up the plinth, walls, pillars or behind skirting. Subterranean termites build them to travel from the soil.

Hollow wood

Door frames, skirting or wardrobe bases that sound hollow when tapped, or crumble at the bottom edge.

Discarded wings

Small wings near windows, lights or door sills after warm days followed by rain. A swarm means an established colony is close by.

Pellets, not mud

Tiny, dry pellets under furniture or frames point to drywood termites, which are found mainly in coastal cities.

Blistered paint or tunnels

Bubbling paint on walls or fine tunnels in wood panelling and wiring battens.

Why termites are a problem in Chandigarh

Lawns, hedges and big trees around sector houses

Chandigarh sector houses are known for their lawns, hedges and mature trees, and many share boundary walls with green belts. Roots, mulch, fallen branches and wooden garden fittings give subterranean termites food right next to the plinth. We regularly find mud tubes on garden-side walls, on boundary walls and around the base of trees standing close to the house.

Winged swarms after rain

Termites in the Tricity swarm in the monsoon and post-monsoon period, after a few warm days followed by rain. Swarmers fly toward lights at dusk and shed their wings soon after landing. Wings found indoors on window sills, near the main door or around lamps show that an established colony is living close to the house, often in the garden soil or under the floor.

Termites recorded in the region

Coptotermes heimi occurs throughout India and is a common pest of household woodwork and furniture. Research on the arid north-west, which includes parts of Punjab and Haryana, reports Heterotermes indicola causing extensive damage to woodwork in buildings. Both live in the soil, so treatment for Tricity homes is aimed at the soil below floors and along the foundation.

Fast-growing Mohali, Zirakpur and New Chandigarh

Mohali's newer sectors, Zirakpur and New Chandigarh were farmland and open ground not long ago, and termite colonies from those fields remain in the soil after construction. Ground-floor flats, shops and houses on the edge of new development are often where termites appear first. Once interiors are fitted, treatment has to be done by drilling, since the floor is already laid.

How we treat termites in an existing building

For a building that is already finished, the chemical has to reach the soil under the floor and along the foundation. We follow the method set out in IS 6313 (Part 3), the BIS code for treating existing buildings. This is commonly called drill-fill-seal.

  1. Inspection and mapping. We trace how far termites have spread and how they enter, checking floors, skirting, door frames, panelling, wiring battens and switchboards, and remove the mud tubes.
  2. Floor-wall junction. 12 mm holes are drilled at about 300 mm intervals along the junction of floor and walls, and along floor joints, deep enough to reach the soil. Each hole takes termiticide emulsion until it stops absorbing, up to 1 litre, and is then sealed.
  3. Masonry at plinth level. Walls are drilled at a downward angle of about 45 degrees, around 300 mm apart, so the masonry and the soil under it are soaked, then the holes are sealed.
  4. Woodwork in contact with walls and floors. Door and window frames are treated through 6 mm holes drilled at about 45 degrees, with up to half a litre per hole. Badly damaged timber is replaced.
  5. Soil outside the building. Where the soil along the foundation is open, it is treated along the outside walls. Where there is a concrete apron, it is drilled about 300 mm apart and treated through the holes.
  6. Sealing and handover. Holes are sealed and the area cleaned. You get a treatment record and the SKUAS written service warranty for your property.

We use Envu Premise SC (imidacloprid 30.5% SC), one of the termiticides listed by CIB&RC for building termite control, mixed at the dilution on its label. It is odourless and non-repellent, so termites carry it back to the colony.

Frequently asked questions

No fixed price list is published, because the rate depends on the property. We consider the plinth or floor area, the number of rooms and walls to drill, how far the termites have spread and how much woodwork, such as doors, almirahs and staircases, needs treatment. After a free inspection we give you a written rate.
We start with an inspection, then drill small holes along the floor-wall junction and the plinth, inject Envu Premise SC so it reaches the soil, treat woodwork in contact with walls and floors, and seal the holes. The method follows IS 6313 (Part 3), and its steps are shown in the treatment section above.
A soil treatment is not a one-time cure for the life of the house, because the treated barrier weakens with time. SKUAS gives a written service warranty whose period depends on the treatment and the property, and our Mohali team can inspect again if mud tubes, wings or soft wood reappear.
No. Work goes room by room, and only the room being drilled needs to be clear for a short while. Each small hole is sealed right after the chemical goes in, and we vacuum up the dust. Envu Premise SC is odourless, so you can use the rest of the house as usual.
We cover the whole Tricity, including Mohali, Panchkula, Zirakpur, Kharar, Dhakoli and New Chandigarh. Our office is in Industrial Area Phase 8B, Mohali, so inspections and treatments across these areas are planned and carried out from there.
