Termite Control in Gurgaon

Quick answer

In Gurugram's existing villas, builder floors and apartments, SKUAS treats termites by drilling at the floor-wall junction and plinth, injecting Envu Premise SC into the soil and sealing each hole, the method given in IS 6313 (Part 3). A building not yet past plinth stage should get reticulation instead. You get a written rate after a free inspection.

Termite work in Gurugram looks different depending on where you live. In DLF Phases 1 to 5, Sushant Lok, South City and the older HUDA sectors, many independent houses have been rebuilt as builder floors, so one plinth now carries three or four separate owners. The large villas that remain in these areas often have wooden flooring, panelled study rooms and teak door frames, and termites can reach all of these from the ground floor.

Along Golf Course Road, Sohna Road and the newer sectors, most families live in high-rise societies. Here termites tend to show up inside a single flat, in a kitchen base, a wardrobe back or the frame of a balcony door, while the rest of the tower looks clean. In every case the source is the soil under the building, so we drill along floor edges and the plinth to put Premise SC where the colony travels.

Signs of termites to check in Gurgaon

Mud tubes

Thin tunnels of soil running up the plinth, walls, pillars or behind skirting. Subterranean termites build them to travel from the soil.

Hollow wood

Door frames, skirting or wardrobe bases that sound hollow when tapped, or crumble at the bottom edge.

Discarded wings

Small wings near windows, lights or door sills after warm days followed by rain. A swarm means an established colony is close by.

Pellets, not mud

Tiny, dry pellets under furniture or frames point to drywood termites, which are found mainly in coastal cities.

Blistered paint or tunnels

Bubbling paint on walls or fine tunnels in wood panelling and wiring battens.

Why termites are a problem in Gurgaon

Dry heat pushes termites toward damp spots

Gurugram summers are long, hot and dry, and termites in the soil move toward whatever moisture they can find. Inside a house that usually means the walls around kitchens and bathrooms, AC drain lines and garden taps. Mud tubes next to a leaking pipe or a damp wall are a frequent finding here, and fixing the leak is part of the advice we give after inspection.

Heterotermes indicola in this region

Research identifies Heterotermes indicola as the most important structural termite in Delhi, and a study of the arid north-west, which takes in parts of Haryana, reports it causing extensive damage to woodwork in buildings. It is a subterranean species, so it enters from the soil and works upward into frames, skirting and furniture rather than flying straight in.

Shared plinths in builder floors

When a plot is rebuilt as builder floors, the ground-floor owner lives closest to the soil, but termites can climb through shafts, staircases and wall cavities to the floors above. Treating only one floor leaves gaps along the shared plinth and staircase. Where owners agree, we treat the plinth line, stilt parking edges and staircase together, and each floor's rooms as required.

Swarming season after rain

Winged termites appear in Gurugram mostly in the monsoon and post-monsoon period, after a few warm days followed by rain. They gather around lights in the evening and drop their wings within hours of landing. Wings piled on a sill or near the main door are a sign many residents notice first, and they show that an established colony is nearby.

How we treat termites in an existing building

For a building that is already finished, the chemical has to reach the soil under the floor and along the foundation. We follow the method set out in IS 6313 (Part 3), the BIS code for treating existing buildings. This is commonly called drill-fill-seal.

  1. Inspection and mapping. We trace how far termites have spread and how they enter, checking floors, skirting, door frames, panelling, wiring battens and switchboards, and remove the mud tubes.
  2. Floor-wall junction. 12 mm holes are drilled at about 300 mm intervals along the junction of floor and walls, and along floor joints, deep enough to reach the soil. Each hole takes termiticide emulsion until it stops absorbing, up to 1 litre, and is then sealed.
  3. Masonry at plinth level. Walls are drilled at a downward angle of about 45 degrees, around 300 mm apart, so the masonry and the soil under it are soaked, then the holes are sealed.
  4. Woodwork in contact with walls and floors. Door and window frames are treated through 6 mm holes drilled at about 45 degrees, with up to half a litre per hole. Badly damaged timber is replaced.
  5. Soil outside the building. Where the soil along the foundation is open, it is treated along the outside walls. Where there is a concrete apron, it is drilled about 300 mm apart and treated through the holes.
  6. Sealing and handover. Holes are sealed and the area cleaned. You get a treatment record and the SKUAS written service warranty for your property.

We use Envu Premise SC (imidacloprid 30.5% SC), one of the termiticides listed by CIB&RC for building termite control, mixed at the dilution on its label. It is odourless and non-repellent, so termites carry it back to the colony.

Why we use Premise SC

Buildings we treat in Gurgaon

DLF and Sushant Lok villas

Wooden flooring, panelled rooms, staircases and teak frames, with the plinth and garden-side walls drilled after a room-by-room inspection.

Builder floors

Stilt parking edges, the shared staircase and each floor's kitchen and bedroom walls, planned so owners on different floors are covered together.

High-rise apartments

Kitchen, wardrobe and door-frame woodwork inside one flat, and a check of service shafts when several flats in the tower report termites.

Offices in Cyber City and Udyog Vihar

Office floors, record and server rooms, and pantry areas where termites move along cable trays, raised floors and wooden partitions.

Gurugram jobs are handled by the team at our New Delhi head office on Okhla Road. For a builder floor we try to fix one visit date with all owners, so the stilt and staircase can be drilled while every floor is available. Society flats need a work permit from the facility office, and we can help you request it.

Frequently asked questions

We do not publish one, because a list cannot reflect what your property needs. The rate depends on the plinth or floor area, how many rooms and walls must be drilled, how far the termites have spread and how much woodwork needs treatment. After a free inspection we give you a written rate for your villa, floor or flat.
We first locate where termites are entering, then drill small holes along the floor-wall junction, floor joints and plinth, inject Envu Premise SC so it reaches the soil, treat the woodwork touching walls and floors, and seal the holes. The steps follow IS 6313 (Part 3) and are listed earlier on this page.
The treated soil does not hold its strength indefinitely, and the barrier weakens over time. SKUAS gives a written service warranty, and the period depends on the treatment and the property. If new mud tubes, wings or soft wood appear later, ask us for an inspection rather than waiting for visible damage.
No. We move room by room, and only the room being drilled is kept clear while the holes are made and filled. The holes are small, they are sealed straight after injection, and we vacuum the dust. Premise SC is odourless, so families normally carry on with their day in the rest of the house.
Yes, we can treat the rooms and woodwork on your floor. But termites come up from the soil under the shared plinth, so if the ground floor, stilt parking and staircase are left untreated, they can return. We suggest speaking to the other owners so the shared areas are covered at the same visit.
