Anti-Termite Reticulation System in Mumbai

Quick answer

SKUAS installs anti-termite reticulation for Mumbai redevelopment projects, new buildings and suburban bungalows on scheduled visits from Delhi. TermiPore porous pipe is laid along the plinth, podium and wall lines before the ground slab, charged with Envu Premise SC at the IS 6313 dose, and refilled every 2 to 3 years through junction boxes without drilling.

Much of Mumbai's new construction is redevelopment. Housing societies in the western and central suburbs are replacing buildings from the 1960s to the 1980s with taller towers, and each project starts with demolition, excavation and a new ground slab or podium on soil that has had termites under it for decades. In Thane, Navi Mumbai and along the Panvel and Mira Road belts, fresh projects are coming up on open land.

Mumbai also has bungalows and row houses in Juhu, Bandra, Chembur and on the Madh and Gorai side, where termites in wooden flooring, built-in cupboards and old roof timber are a familiar complaint. For all of these, timing matters more than in drier cities. Pipe must be laid and covered between excavation and the ground slab, and the monsoon decides when that window is open.

Termite risk in Mumbai: what we plan for

Heavy monsoon from June to September

Mumbai gets very heavy rain for about four months, and an open plinth can flood within hours. We plan pipe laying for the dry months wherever possible. If a project reaches plinth level in the rains, we lay and flow-test the pipe during a dry spell and hold the first chemical charge until the ground is no longer waterlogged.

High water table near the coast

In low-lying and reclaimed parts of the city, groundwater can sit close to the surface. We check the excavation level before fixing the pipe depth, lay the pipe on a levelled bed above the wettest layer and cover it with fill before the slab. The charge still follows the IS 6313 dose for the floor area.

Humid air through the year

Even outside the monsoon, Mumbai's humidity keeps walls, ducts and ground-floor rooms damp. That moisture helps subterranean termites build mud tubes up walls and through shafts, and it also supports drywood termites in furniture. A reticulation barrier deals with colonies coming up from the soil; drywood termites in furniture need separate treatment.

Podiums, stilts and redevelopment slabs

Redeveloped towers usually stand on a podium or stilt level holding parking, meter rooms and lift pits. These are the first levels termites reach from the soil. We run pipe along the podium perimeter, around lift pits and at shaft bases, with junction boxes placed where the society's maintenance staff can reach them.

The pipe we install

TermiPore porous pipe

Made in Vadodara, Gujarat, India from a thermoplastic elastomeric compound with a honeycomb micro-pore wall. Termiticide seeps out evenly through micro-pores on all sides, unlike hand-drilled PVC that leaks at a few holes. The manufacturer rates pipe life at 30 to 50 years (manufacturer estimate).

The chemical we charge it with

Envu Premise SC

Imidacloprid 30.5% SC from Envu (formerly Bayer Environmental Science). It is odourless and non-repellent: termites cannot detect it, carry it back to the nest and pass it on to the colony.

How a Mumbai installation runs

Mumbai projects are handled by our central installation team, which travels from our New Delhi head office for scheduled projects; we plan visits around your construction milestones. Because the monsoon shapes every site calendar in Mumbai, we ask for your excavation and slab dates as early as possible and fix the trip in the dry season wherever we can.

  1. Free site visit. We measure the plinth and mark wall lines on your drawing.
  2. Pipe laying. TermiPore pipe on a levelled bed along every planned line, joined to junction boxes.
  3. Flow test. Water is pumped through each loop before the pipe is covered.
  4. First charge. Premise SC at the IS 6313 dose of 5 L per m² of floor area.
  5. Handover. Photos, port layout and your refill reminder schedule.

Frequently asked questions: reticulation in Mumbai

Yes, and this is the right time to ask. The pipe must go in before the new ground slab or podium is cast. Ask for it to be written into the development agreement or specifications, and request the junction box layout at handover so the society can arrange refills later.
Pipe can be laid in a dry spell if the excavation is not flooded, and it is flow-tested before being covered. The first chemical charge is given once the soil is no longer waterlogged, so the emulsion is not washed away. We plan this sequence with your site engineer.
If the termites are coming from the soil, pipes help prevent the problem returning, but a finished bungalow needs a mix of methods. We lay pipe in a trench along the outer walls and use drill-fill-seal inside. Termites already inside furniture or panelling, especially drywood termites, also need direct wood treatment.
TermiPore is a thermoplastic elastomeric pipe with a manufacturer-stated life of 30 to 50 years. In wet ground, what matters most is laying it on a levelled bed of soil or sand, testing the flow before covering it and timing each charge for when the soil is not saturated.
We fix visits around your milestones: a site inspection when excavation starts, pipe laying before the slab, and the first charge when conditions allow. Refills every 2 to 3 years are planned the same way, and the society's staff only need to give access to the junction boxes.
